A 1926 building worth keeping intact

On the corner of South Main and East Broadway, One Trick Pony serves Chicago tavern-style pizza out of a brick building that has stood since 1926. The space was chosen for its character: exposed brick, steel beams, and a run of tall picture windows facing the street. Those windows define the building. They also define its biggest performance problem.

The challenge: historic glazing in a modern hospitality space

Original storefront glass was never designed for today's comfort expectations or energy standards. In a Texas climate, large expanses of older glass create solar heat gain at the perimeter, uneven temperatures across the dining room, glare on screens and seating, and steady UV exposure on finishes and furnishings. For a tavern built around a dark, comfortable interior, the glass works against the space.

Replacement is the conventional fix, and on a building like this it is the wrong one. It carries high cost and long lead times, takes the space out of service, and alters a facade whose original character is the reason the building has value.
